THE RPC GROUP · A LEGACY OF PROBLEM SOLVING
OUR POINT OF VIEW

Good judgment begins with the right questions.

Not every property problem fits a standard valuation model. Some demand investigation, an understanding of how markets actually behave, and the ability to connect technical facts to economic consequences.

Since 1986, The RPC Group and its predecessor Dawson & Associates have addressed unusual real property questions for attorneys, utilities, corporations, public agencies, and private clients.

Our history is grounded in independent analysis, practical judgment, and a willingness to engage with problems that resist conventional answers.

AREAS OF EXPERIENCE

Experience at the intersection of
property, economics, and risk.

01

Property damages & detrimental conditions

Experience analyzing physical conditions, environmental and industrial influences, nuisance, loss of use, market perception, and potential diminution in property value.

02

Infrastructure & property rights

Utility corridors, pipelines, easements, right-of-way impacts, access, severance, condemnation, and unusual property-rights disputes.

03

Complex valuation & market behavior

Unusual properties, limited market evidence, conflicting data, special-purpose uses, and the economic questions that conventional analyses may not resolve.

04

Litigation & decision support

Decades of expert testimony, appraisal review, investigative analysis, and technical assistance in consequential property disputes.

A PRACTICAL PERSPECTIVE

Understanding the issue before choosing the answer.

The most useful analysis does more than produce a number. It identifies what matters, separates supported concerns from assumptions, and makes the economic consequences understandable to decision-makers.

This perspective has shaped decades of work involving attorneys, property owners, utilities, and organizations facing uncommon property questions.

06 / TECHNICAL REVIEW

Technical review and expert analysis

Independent examination of valuation evidence, competing assumptions, market data, and technical conclusions in high-stakes property matters.

Representative experience, not a comprehensive case list. Assignment scope and the firm’s role varied by matter.

Complex property questions rarely arrive with simple facts or standard answers.

Founded as Dawson & Associates in 1986 and later operating as The RPC Group, the practice developed a reputation for tackling unusual and technically demanding real property matters.

Its principal, Dean E. Dawson, has worked across property valuation, economic damages, litigation support, utility and infrastructure issues, and professional education.
